Elba Property Care provides custody, monitoring and ongoing management services for second homes and villas on Elba Island. The service includes scheduled and video-recorded inspections, coordination of maintenance interventions, keyholding and access to a network of vetted professionals.
Subscription to the service is made by selecting and purchasing one of the available plans (Watch, Care, Prime, Elite). Following purchase, a technical survey of the property is carried out to define operational protocols and structure the necessary services.
Every visit to the property is fully video-recorded from entry to exit. Recordings are made available to the owner through the dedicated application and stored according to the terms of the contract.
Maintenance, repair or third-party service interventions not included in the plan are communicated and agreed with the owner in advance. The related costs (materials, labour, external services) are borne by the owner and invoiced separately.
Elba Property Care is covered by civil liability insurance. The tradespeople and professionals in the vetted network operate under their own responsibility and insurance coverage. The provider is not liable for damage caused by force majeure, natural disasters or acts of third parties.
The terms of withdrawal and termination of the contract are governed by the individual contract signed at the time of plan subscription. The right of withdrawal is guaranteed under the terms provided by applicable legislation.
For any dispute arising from the interpretation or execution of this contract, the Court of Livorno shall have jurisdiction.
